These Terms of Service ("Terms" ) form a legally binding agreement between you ("You" or "Your" ) and myperambalurproperty.com (“we”, “us”, or “our” ). These Terms govern your access to and use of our website and services (collectively, the “Services” ). If you do not agree to these Terms, you must not use the Services.
1. Eligibility & Acceptance
You must be of legal age to enter into a binding agreement to use our Services. By registering, accessing, or using any part of our Services, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you are using the Services on behalf of a business or entity, you represent that you have the authority to bind that entity to these Terms.
2. Registration, Login & Verification
To access certain features, you are required to register using your mobile number.

3. Account Security & User Responsibility
You are responsible for maintaining the security of your mobile device and ensuring that your OTP is not shared with others.
- You accept full responsibility for any activity that occurs under your account.
- You agree to notify us immediately if you suspect any unauthorized use of your mobile number or account.
4. Services Offered
- Rent, sell, or lease real estate properties.
- List and browse properties, including houses, commercial buildings, and plots.
- Communicate with property owners through chat features.
- Property Owner's contact details are provided to registered users for the purpose of inquiries
5. Acceptable Use Policy
You agree NOT to use the Services for:
- Posting or facilitating transactions involving illegal substances.
- Misclassifying property listings to manipulate visibility.
- Harassing or sending spam/fake messages to other users or property owners.
- Misrepresenting your identity or impersonating others.
- Uploading gross, implicit content, or misleading data.
- Reverse engineering, cloning, or copying the branding of the platform.
Zero-Tolerance Policy: We have a zero-tolerance policy for objectionable content and abusive users. Any user found posting illegal, offensive, pornographic, or harassing content will be banned immediately, and the content will be removed
6. Property Listings & Ownership
By posting a listing, you represent that
- You have the legal rights to publish the content and sell/rent the property.
- The listing is accurate and not misleading.
- License: You retain ownership of your content. However, by submitting content, you grant us a non-exclusive, worldwide, royalty-free license to use, display, reproduce, and distribute the listing to operate and promote the Services.
- Listing Approval: All listings are subject to review. We reserve the right to withhold publication of any listing until the mandatory verification fee (as outlined in Section 7) has been paid. Unpaid listings may be deleted after a specific period.

7. Listing Fees & Payment Terms
While you may submit property details to the Platform for free, the activation and public visibility of your listing are subject to a verification and approval fee.
7.1 Fee Structure
One-Time Validity: Fees apply to a specific Registration ID only. If a property is occupied and later re-listed, a new fee applies.
By submitting a listing, you agree to the following non-refundable verification and activation fees based on property type:
- Home: Rent ₹200 | Lease ₹300 | Sale Free (conditions apply)
- Commercial: Rent ₹300 | Lease ₹300 | Sale Free (conditions apply)
- Plot: Rent ₹300 | Lease ₹500 | Sale Free (conditions apply)
- Validity & Expiration Terms:
- Unique Registration: A new Registration ID will be allocated for each property listing.
- 3-Month Validity: The registration and fee are valid for a maximum of 3 months from the date of activation.
- One-Time Use (Occupancy Rule): The fee covers one specific Registration ID only. Once the property is occupied (sold, rented, or leased), that ID expires immediately, and the listing will be removed. To re-list the property later, obtaining a new Registration ID and paying the fee is mandatory.
7.2 External Payment Process
- Payment for listing activation is collected as part of the verification process.
- Pending Status: Your listing will remain in a “Pending” state until the applicable fee is received and verified.
- No Automatic Activation: Submission of a listing does not guarantee immediate publication. Publication occurs only after manual payment verification.
7.3 Refund Policy
Unless expressly stated otherwise by us in writing, all fees paid for listing activation are non-refundable, even if you later decide to remove the listing or if the listing is removed by us due to a violation of these Terms.
8. Plot Listings & Restricted Information
For plots or certain property types involving intermediaries, only partial or limited data may be visible to users. This limitation exists to ensure privacy, security, or due to third-party involvement.
9. Content Moderation & Administrative Edits
We reserve the right to:
- Edit or remove property listings, titles, descriptions, or images that violate our policies.
- Contact you by phone to verify listing details.
- Redact offensive, harmful, or misleading content.
- Modify the visibility, functionality, and availability of listing features at our sole discretion, taking into account platform performance and user feedback.
Moderation may include redaction of offensive, harmful, or misleading content.
9.1 Reporting Objectionable Content
Users may report offensive or inappropriate content directly through the ‘Report’ feature in the app or by contacting support. We review all reports within 24 hours and will remove content and eject users who violate these Terms
10. Suspension & Termination of Account
We may suspend or terminate your access if you:
- Violate these Terms.
- Engage in unlawful or abusive activity.
- Post fraudulent, harmful, or offensive content.
- Request account deletion.
Upon Termination:
- All data associated with your account may be permanently deleted.
- You may lose access to services and communication features.
11. Data Retention & Deletion
We retain user and property data for up to 60 days after submission, modification, or deletion. After that, data is removed from our servers. This policy is in accordance with applicable Indian data protection regulations.[Under Rule 3(1)(a) of the IT Rules, 2021]
12. Support & Dispute Resolution
In case of any technical issues, payment failures, or service discrepancies, you should first contact our support team. Any refunds or compensation provided will be determined in accordance with our Refund Policy (Section 7.3) and Limitation of Liability (Section 17).
13. Updates & Modifications to Terms
We reserve the right to modify these Terms at any time at our sole discretion. We may not provide individual notice of such changes. The most current version of these Terms will be posted on the Platform. It is your responsibility to review these Terms periodically. Your continued use of the Services following the posting of revised Terms constitutes your full acceptance of the changes.
14. Intellectual Property & Brand Use
All trademarks, logos, design elements, and branding on the Platform are our intellectual property. You agree not to:
- Reverse engineer or replicate the brand.
- Copy our website's appearance, trademarks, or exact content
- You may use similar layouts or design ideas if it helps your project, provided it does not infringe our intellectual property rights.
15. Privacy Policy
Your use of the Services is also governed by our Privacy Policy, which covers how we collect, use, and verify your personal information (including location and contact details)
16. Disclaimer of Warranties
The Services are provided“as is” and “as available.”
- Verification Disclaimer: Listing verification is conducted via phone call only. We do not conduct physical site visits or inspections. We do not guarantee the physical condition, legal status, or existence of any property listed
- We do not guarantee continuous, uninterrupted access or that the Services will be error-free.
- We disclaim all express or implied warranties, including merchantability, fitness for a particular purpose, and non-infringement.
17. Limitation of Liability
To the maximum extent permitted by law:
- We are not liable for indirect, incidental, special, or consequential damages.
- Our total liability to you for any claims under these Terms will not exceed the amount of fees paid by you to us for the specific service in dispute, or ₹200 if no fees were paid.
18. Indemnification
You agree to indemnify and hold harmless myperambalurproperty.com, its administrators, and affiliates from any claims, damages, losses, or liabilities arising from:
- Your use of our Services.
- Your content or listings.
- Your violation of these Terms.
19. Governing Law & Dispute Resolution
These Terms are governed by Indian law. Any disputes arising out of or relating to these Terms or the use of the Services will be subject to the exclusive jurisdiction of the courts in Perambalur, Tamil Nadu, India.
